Reception on arrival was excellent and everything explained well. Room was very spacious and comfortable with free tea/coffee and bottles of water available. Breakfast was also very good.

You'll need to manage your expectations...
Firstly, let me say that the owners were trying hard and were perfectly pleasant. If I'd paid £60 it would have been passable, but when you pay over £100 per night you expect certain standards which just weren't met.
The room was tired and noisy, bed was very uncomfortable, shower was just a dribble...
The food was OK-ish for the price as long as you aren't expecting anything fancy. Someone asked for the wine list and the reply was "we have red or white"!
In these difficult financial times I don't like knocking people who are trying, but before you book here you really need to manage your expectations.
It really isn't much more than a 5 out of 10.

A pleasant night
Friendly staff, and warm room, with plenty of choices of refreshment. Good value for money. Breakfast was good but paper table cloths with marks on need changing for every customer. Stair case carpet could do with a clean.
