Very courteous and helpful staff, from the entrance guard to the concierge, to the front desk and even the F&B staff and housekeeping! Everyone welcomes and greets you with a smile. The location is strategic, right at the heart of the city. Being adjacent to Ayala Mall Centrio is a plus too. You get to shop and dine and relax - all in the same area (building). Although it would have been nice to have a direct access from the hotel lobby to the mall (without having to go outside). Seda Centrio is the perfect choice for business travelers on official trips or families on vacation. The small gym has enough equipment for a chill workout and the pool is big enough to do some early. morning laps. Overall, I had a very pleasant stay at this hotel. The breakfast buffet was pretty good too!

Dingdong RosalesLim Ket Kai Luxe has been my go-to hotel in Cagayan de Oro. Mainly because there are very few choices. Rooms are clean and spacious, the breakfast buffet has enough selections and variety. It is most ideal because of its location. Accessible to all sorts of transportation (public, TNVS, etc), while it is geographically far from the Laguindingan Airport, the airport shuttle service terminal is located strategically at the Lim Ket Kai Mall nearby. A big plus for those who plan to commute to and from the airport. The hotel also has a decent swimming pool and fitness and wellness center (although I didn't get to visit and use this trip).

Guest UserVery clean, modernised rooms, bed very comfortable, aircon old style hole in the wall mounted but okay, and key card which also turns on the power. Unfortunately, fridge and aircon go off too when you go out.
After the bad rap breakfast has been getting, we made sure we went early (soon after opening at 6.00am), and it was more than satisfactory.
Two staff were trying very hard to make sure we were happy... probably as a consequence of the bad reviews.
Front desk very efficient, very handy commercial laundromat on ground floor where you can wash and dry two suitcases full of clothes for 260 pesos.
A couple of minor issues we had were dealt with straight away.
Very central location with a 5 minute walk to several shopping malls.
CONS:
Trip.com does not warn you that you will have to pay 2000 peso refundable deposit when you arrive.

The hotel and the staff were wonderful. The staff saw to your ever need, they constantly greeted you with a smile and a kins word.
The breakfast service was the most disappointing aspect of the hotel. The meal choices were so odd. We stayed for two 3 day stints (a total of six days), the breakfast was some sort of soup, either a sunny side up egg or a hard boiled egg; steamed rice; then what seemed like leftovers from dinner the night before - one morning it was chop suey (vegetables like broccoli, cauliflower; and carrots); another morning it was sardines, fish on cabbage; the only item that i would consider a breakfast food was their beef chorizo (but the beef chorizo was not tasty or seemingly fully cooked). I was surprised that there were no Filipino breakfast staples - tocino, longanisa, or even spam.
I would say the breakfast menu needs to be reviewed.

The location is fantastic. There's a large shopping mall, a big supermarket, a 7-Eleven, and a cheap and delicious fried chicken place nearby. The Agora Bus Terminal (EastBound Terminal) is also within walking distance.
However, the cleanliness was a major issue due to a significant cockroach problem. When I entered the room, I saw about two on the bed, which then scurried under it. There were about five more in the bathroom. While none were large, they were around 2cm long. I had to buy insecticide from the supermarket to deal with them.
The elevator was convenient, but there was a notice stating it would be out of service from 10 PM to 6 AM. I had an overnight bus at 2 AM, so I planned to take my heavy suitcase down to the lobby before 10 PM and asked the front desk to store it for me.
However, the front desk staff lied and told me the elevator would be running all night. In reality, it wasn't working in the middle of the night. I had to carry my suitcase, which weighed over 20kg, down the stairs myself.
Another incident occurred when I returned in the evening after 6 PM. While I was showering, there was aggressive knocking on my door. Since there was no peephole and I was in the shower, I couldn't open it, but the knocking persisted for quite some time. After several minutes of relentless knocking, I reluctantly opened the door to find a young man who said he was there to collect trash.
This hotel doesn't provide 'Do Not Disturb' signs for the doorknobs. I stayed for two nights, and there was no room cleaning or towel replacement, but I certainly received aggressive and annoying knocking from the staff. The internet speed was decent, around 5Mbps.
The front desk staff during check-out was very kind and polite, and the security guard outside was also very friendly.
Overall, the location is excellent. There are both wonderful and unhelpful staff members, plus cockroaches, but also air conditioning and free WiFi. I guess the low price reflects both the good and bad aspects of this hotel.
Given that it's not a luxury hotel, I'd rate it 3/5 for a hotel in the Philippines.

Guest UserYou need to call the owner of that unit and ask the room number and parking lot number incase you bring a Car before coming in because trip does not mention/include what room number you were staying and it’s beyond my expectations. when we arrived it’s almost 11pm due to delayed flights and the Guard doesn’t let us in because we don’t have the room number and owners name of the unit,I wasn’t expecting that because I thought there were front desk that accommodate us when we arrived there and only show our booking information and that’s all,but it’s totally different. And so, that’s the time we call the owner of the unit letting them know we are there lol but considering the time we checked in I think she’s nice and considerate, and again I thought it’s free parking because that’s what trip says haha but it’s not,because the owner ask charges for parking fees and so we paying it again, but what I like about this place is that they have kitchen utilities, so it’s really great if you plan of buying and cooking food for yourself/families upon staying there for couple of days and to add up,there are also extra beds and blankets too,and over all it’s a nice place.
