I mistakenly booked a non-ensuite room for £60. It was at the front of the pub directly above the bar and about 20 feet from the main road. So good luck with sleeping, although on the Saturday night about 10.30 there was only one person in the bar. Anyway, we changed to ensuite (£15 extra), which was at the back in an annex, window level with the beer garden. So again, luckily the place was dead. Room was very small, nowhere to put clothes except an open hanger, everything dated and whilst not exactly dirty, everything had that worn-in grubby mucky look eg shower mastic and sink grout black, that indicates the place needs ripping out and refurbishing. Sink too small to even get a wash in. This should be £25. Glad it was one night only.
