Room 3 - 2 night stay, family of 4. Pete and Michelle were absolutely lovely, friendly, knowledgeable, and had excellent communication pre - and post our stay. +The facilities were good, fresh towels, hairdryer, lots of drawer storage. Lovely tv with a tea and coffee selection, which was topped up anytime we asked! (And we love tea!) The room was bright and spacious, perfect for 2 pre teens and 2 adults, we didn't feel on top of each other. There were also some hangers, an added fan (it was a scorching weekend, this was such an appreciated gesture!) and a full length mirror. Plenty of plug sockets round the room. - the pillows were too thin for our comfort needs and the top window would not shut so it was a little noisy (however, I know I perhaps should have mentioned it) The bathroom could do with some shower gel/shampoo. The doors were very creaky. +The room was very clean and well maintained. There's a big shower with excellent pressure. +we had breakfast at the hotel, really good selection of cereal and toast with jams and butter. There's plenty to pick from for a cooked breakfast (you fill in a little fork with what you want and they cook it when you come down) we all enjoyed what we ordered, and it was very reasonably priced. -the timing of 1 hour only as an option 8.30-9.30, I think could be extended slightly. 8am-10am? Overall we had a lovely stay, most of us slept well and were coolband comfortable though the night, we would absolutely stay again and I'd definitely try a sea view next time.

We were met by the lovely owner Pete who showed us to our room and had kept in touch with us before our arrival. The room was fantastic and everything we needed, comfy beds,tea making facilities,lovely and warm,perfect location and will definitely be back.

Lovely warm , comfy family room 5 , exceptionally clean . Great location for tram , South Pier and Pleasure Beach . Lovely cooked breakfast served by our great hosts Peter and Charlotte . Dining room needs attention but for such an old building it is clean and homely . Beds were clean and comfortable and we all slept well . WiFi was good for the kids and the wife enjoyed the Netflix on our wall mounted TV . It,s not The Ritz but we enjoyed our stay so much we,ve booked again for when the Pleasure Beach is open

I stayed here for 1 night with my partner and two children and we were very happy with our stay. Room 5 has been recently refurbished and is absolutely huge! We didn't have breakfast here but will do next time (as we will definitely return) Pete is very friendly and helpful, and can get parking 5 minutes away at a great deal. Perfect location for the pleasure beach and south pier, plus the waterpark is opposite. There is a wetherspoons and a Macdonald's within walking distance either side, and the tram stop is directly outside. We walked to the tower which for a 4 year old was quite an unexpected step but the trams are regular and we used them later in the day. The exterior and parts of the interior are of course a little dated, this is after all Blackpool but it was a great little find to base ourselves out for the night.

Great location booked up to see the lights and fireworks with family all rooms were lovely we stayed In room 2 needs updating soon which is being done beds very comfortably slept well very well ,, pete is a lovely guy breakfast was all nice too plenty of choice too , good value for money even went out to get my daughter in laws bread as she forgot to bring hers as she gluten free if we come back to Blackpool again we would book here again

Absolutely chuffed with this hotel, our room was lovely. Everything was spotlessly clean and the room itself was stunning. The owner Pete drove down to personally check us in. Showed us the room and even cooked us up a delicious breakfast the next morning. I’ve honestly never had such a nice breakfast in all my life. The breakfast area was stunning with tea and coffee on offer and a lovely range of cereals. Nothing was of too much trouble. Pete and the lady who works here are so kind and always on hand if you need anything. Personally we loved it so much we are coming back soon to give them another visit. The hotel is located opposite south pier and has a lovely fish and chip shop next door so everything was on hand when needed. Couldn’t be happier with our little weekend break.

We stayed here overnight on the 14th Oct and stayed in room 7 . Family of 4 (2 adults + 2 teenagers) . The room is very spacious and kept fairly well considering the building is from the 1800s . The beds were comfortable and the bathroom had no complaints at all . However for the size of the room the radiator can't cope to keep it warm and we picked a night that went to -3 so we felt the cold . The view from the window is the back alley but that's not the fault of anyone really ,just not nice to look at . They are modernising the rooms and have explained that times have been very difficult so they are reliant on people booking to create money to upgrade rooms ( fair enough) We didn't eat here so can't comment on the food but people was eating here . Pete the owner is a very nice person and will help the best he can and so is the house keeper who helped us a few times and is very smiley and chatty with guests which is nice . My opinion is to give it a chance and see because the location is perfect and the price is reasonable.
