High-Impact Multifamily Real Estate Investing Bootcamp Unlock the potential of multifamily real estate investments at our intensive 3-day bootcamp. Multifamily properties offer unparalleled investment opportunities, providing steady cash flow, tax benefits, and easier financing options compared to other real estate ventures. This bootcamp is designed for savvy investors eager to capitalize on the multifamily market. To become a successful multifamily investor, you'll need to spot key market opportunities, implement strategic investment approaches, secure financing, and negotiate deals with confidence and expertise. Don’t chase the competition – become the competition. Join us for three days of immersive learning where you'll gain access to the latest, proven strategies for multifamily real estate investing. You'll receive an actionable workbook to guide your investments and help ensure you achieve substantial returns for years to come. Meet Your Bootcamp Presenter: Alfonso Cuadra Alfonso is an Award Winning Real Estate Entrepreneur, Speaker, and Author of the 2012 book “From the Ground Up!”, who has been seen in Readers Digest, Ottawa Sun, Vancouver Sun, Rogers TV, New York Times and many more. Born in El Salvador during the civil war, his mother, the head of the newspaper, was arrested for reporting the truth about the corrupt government in power. After escaping to Canada and being raised in poverty, at 17 years old, he started a small company that quickly grew to multiple locations across Canada. He is now the President/CEO of The Cuadra Group of Companies and WealthGenius Inc. with an extensive background in business and real estate management, investing, and development. Alfonso is dedicated to showing others how to overcome their obstacles and become high performers. He has shared his story with thousands of audiences around the world. He is a dynamic leader that is passionate about sharing his story and inspiring others to create the life they want and to never give up on their dreams. He truly is in the business of changing lives and has a special gift in his ability to connect with people and move them forward. The Bootcamp Experience The bootcamp specializes in real estate investing. But throughout the three days that we’re together, the term multi-family takes on a different meaning. While there’s a strong emphasis on opportunities, strategies, and building wealth, we do it in a context of lifting one another up. That’s why for every ticket purchased, you can bring one guest for FREE. Come expecting to be challenged, stretched, encouraged – and ready to achieve multifamily real estate success. Bootcamp Schedule Doors open at 8:15 am daily - Come early to network! Friday September 19, 2025 - 9:00am - 5:00pm Saturday September 20, 2025 - 9:00am to 5:00pm Sunday September 21, 2025 - 9:00am to 5:00pm Invite a friend! With each ticket, you can bring one guest for free! >> Understand the power of Multifamily Real Estate Investing Multifamily Real Estate investing is a low risk option for investors that provides tax benefits, greater cash flow, and more. We begin by exploring the full power of multifamily real estate and the opportunities it presents for you. >> Why now is the best time to invest in multifamily An influx of talent, trends towards renting over buying, and a steady market even when faced with economic downturns means that now is an excellent time to invest in multifamily properties. At this stage of the bootcamp, we’ll discuss each of these reasons and more in detail. >> How to examine the present market and identify profitable multifamily opportunities Being able to read the market is a vital skill that all real estate investors must perfect. Here, we’ll discuss tips and strategies to accurately identify opportunities that are low risk and profitable. >> How to use other people's money (OPM) in order to create and broker real estate deals Higher market entry costs and ongoing expense is a characteristic of multifamily properties. Most investors rely on multiple forms of financing using other people’s money, such as seller financing, subject to existing financing, private money, and more. We’ll discuss your options and explore the pros and cons in creating and brokering deals. >> How to define and identify Value Add Multifamily (BRRRR) opportunities Buy, rehab, rent, refinance, and repeat – this proven strategic framework allows you to build your portfolio quickly with as few expenses as possible. However, this strategy is complex, particularly at the refinancing stage, and it’s important to understand how to properly define and identify the best opportunities. >> Learn the fundamentals of underwriting multifamily properties Successful underwriting involves gathering data about a property, making key assumptions about how it will perform, creating a projected cash flow, and assigning a valuation. It’s an art form that you must understand to succeed as a multifamily investor. >> Learn about various million-dollar investing strategies The strategy you follow will determine the success of your investment. But there’s no one way to invest in multifamily properties. We’ll explore various million-dollar strategies and help you decide which is right for you. >> How to raise millions of dollars for your deals The act of raising enough money to finance your deals is a vital part of the multifamily investment process. We discuss proven approaches to cultivate your network and pitch your offer in a way that entices people to invest. >> How to negotiate hundreds and even millions of dollars off the asking price Expert negotiation comes from an in-depth understanding of properties and market trends. By underwriting the property thoroughly, you will be able to identify the potential – and the risks involved. This knowledge will provide you with leverage that you can use to lower the asking price. >> How to capitalize on rising interest rates Rising interest rates, which threaten other property investment types, can benefit multifamily investors. Not only does a strong labour market ensure a healthy market but many renters are being priced out of the buying market, further contributing to this demand. We’ll discuss the opportunities for capitalizing on rising interest rates for multifamily investors. >> How to develop and buy new-build apartment buildings With older buildings, there’s always a certain amount of risk that unforeseen problems will arise. As a general rule, new builds mean fewer headaches – which makes them prime opportunities for development and purchase. To round off the bootcamp, we’ll discuss your options in this space. AND MORE NOTE: Educational content order and/or topics are subject to change without notice About WealthGenius WealthGenius is an invite-only community that specializes in helping multifamily investors to maximize their impact in the real estate market. This workshop is for women+ who want to dip their feet into woodworking in a safe and inclusive environment! The basics of woodworking will be taught by turning a thin piece of wood into a beautiful box. You will learn about cutting, gluing, sanding, and applying finish to wood items by using a bandsaw, drills, and sanders, while giving you a solid introduction to tool safety. Come build this simple yet beautiful keepsake box with us and develop more skills. Note: Workshops are transferable to another person and only refundable if someone else takes your spot. Please make sure this date works with your schedule. Instructor: Stéphanie (she/her/elle) started to be really serious about woodworking during the pandemic, building small things in her garage. Being limited on space and not having access to the big power tools, she has developed skills doing charcuterie and cutting boards, bandsaw boxes, frames, some epoxy work and even kumiko woodworking. She is now merging this new passion for woodworking with her career skills of training delivery and facilitation of events. Stéphanie’s objective is to make woodworking accessible to everyone, no matter what your skill level or knowledge is. She promises a fun and judgment free class that will allow you to ask any question and go at your own pace. Information Source: Ottawa Tool Library | eventbrite

Databells Debut - Opening Night Vernissage | Salon Des Bananes

Databells Debut - Opening Night Vernissage | Salon Des Bananes

Sep 20, 2025 (UTC-4)
Ottawa
Arts Fine Art
Databells is an immersive experience featuring a quirky and eclectic collection of upcycled bells (from cowbells, to jingle bells, to doorbells, to giant bells), all interconnected via sophisticated software which makes each bell chime in time to a large variety of statistics. Bells might ring when: “a star is born in our galaxy”, “someone dies due to smoking”, “a ship passes through the Suez canal”, “an Amazon package is delivered”, “Someone in this room just farted”, and so on. This conceptual art piece gently guides the experiencer through a winding path of custom wood tables, all arranged in an experiential statistical symphony . According to Rich: “The interesting thing about bells, and building a project around them, is that bells are multicultural. There are bells everywhere. There are bells on every continent and every country and city, and in everyone's life. Bells tell you when to go to the next class. Bells tell you when someone got married or someone died. Bells will tell you that an attack is coming or a fire is occurring. Bells have these built-in emotions to them—happiness and sadness, and alarm and fear. That's the incredible platform that this project is built on. Bells have a universality and they have emotions, and that ties perfectly into bringing in the data sources that also have emotions. There's a discoverability to Databells: when you walk up and you look at a bell, the first thing you see is a bell, and you see a mechanism for ringing it. Then you hear it ringing, and you might ask yourself, “why”? You may then notice a little sign: it says ‘People born in Canada’. And then you see all the other bells have a little sign as well, and you start to realize there's a whole other level of depth to this installation. Now you may want to go around and see, asking yourself “why is that bell over there ringing like crazy”? “Why is that bell over there just waiting”? “What is it going to ring for”? It is this curiosity that will compel you to explore the exhibit more and more.” About the Opening Night This opening night event is the official debut of the Databells art installation by Rich Loen. As an immersive experience, it dares to promise intrigue, wonder, whimsy, and a sense of discoverability for you to explore. Special to the opening night is a reveal experience that will be uniquely performed only at this vernissage event. As an attendee, you can expect to be part of the unveiling experience, as you are welcomed through the Databells installation. Accompanying this will be a live jazz performance (you'll have to guess who, because this is a surprise!). There will also be an assortment of catering and drinks for you to enjoy as part of this very unique metropolitan-feeling art experience, right here in Ottawa. Meet the Artist Rich Loen Ottawa-based artist, and owner of the Salon Des Bananes gallery and adjoining Loen.Design studio, where he creates all of his large-scale installation works inspired by industrial design, technology, and data. loen.art Information Source: Salon Des Bananes | eventbrite
